Based on physical observation during the stay period, the site is primarily utilised for the main hotel building, supported by several outdoor and semi-open facilities within the property. These include an outdoor dining area, which also functions as a pedestrian connection toward the Phoenix Ballroom, as well as surface parking areas positioned around parts of the site.

Public areas and guest facilities are primarily arranged within an enclosed building environment rather than across separated outdoor structures. Unlike resort-style properties, the building configuration emphasises efficient internal circulation and integrated vertical access between accommodation floors and supporting facilities.

The hotel provides guest accommodation, food and beverage outlets, meeting facilities, recreational facilities, and supporting guest services. Aviary Hotel Bintaro is located at Jl. Boulevard Bintaro Blok B7 No. D3–3A, Pondok Jaya, Pondok Aren, South Tangerang, Banten 15224.

2.2. Frontage Road Condition

The road in front of the property is a two-way main road within the Bintaro area. Each direction has an approximate width of 8 metres and is separated by a central median with an estimated width of 2.5 metres, landscaped with grass and palm trees.

Each direction consists of three traffic lanes, providing good capacity for daily traffic movement. The road is also equipped with road shoulders that function as pedestrian walkways, supported by a closed drainage system.

The road surface is constructed with asphalt pavement, which is commonly used for primary urban roads in the area and appears suitable for regular vehicular use.

  • From Soekarno-Hatta International Airport: Visitors arriving by plane can continue by car toward Bintaro, with the route usually using the Greater Jakarta toll road network before entering the Bintaro local road system.
